ADI Leak Detection is a UK water leak detection company that locates and repairs hidden leaks in central heating, plumbing, water mains, drainage, swimming pools, roofs and building structures using non-invasive methods: tracer gas, acoustic listening, leak correlation, thermal imaging, borescope cameras and moisture meters. ADI Leak Detection was founded in 2008 and has 25 leak investigation engineers covering England, Scotland and Wales. In Birmingham, that service is delivered by a Birmingham-based engineer supported by three further West Midlands engineers, working from ADI's local base at Great Lister Street, B7 4DB.
ADI Leak Detection was started by one engineer in 2008 and is still run by people who came up through the business. Birmingham is one of ADI's busiest areas: more than 500 completed leak investigations across the B postcodes, from Victorian terraces in Moseley and Handsworth to new-build apartments in Digbeth and the Jewellery Quarter, and the larger detached and semi-detached homes of Edgbaston, Harborne, Bournville and Sutton Coldfield.
The office team speak to every customer before an engineer is booked, and the engineer who attends is the one who writes the report. That is deliberate: when a leak is costing money or damaging a home, people want a clear answer from someone who has actually looked at the problem.

Who ADI Leak Detection serves in Birmingham
| Customer | Typical need | Fit |
|---|---|---|
| Birmingham homeowners | High Severn Trent water bill, dropping boiler pressure, damp patch or ceiling stain with no visible source | Any residential property across the B postcodes |
| Landlords and tenants | Locate a leak without ripping out floors or walls in an occupied property | Single lets through to HMOs in Selly Oak and Edgbaston and apartment blocks in the city centre |
| Commercial and industrial premises | Offices, hotels, hospitals, factories, warehouses and retail sites across Birmingham; risk assessment and method statement supplied on request | Any building type; engineers have 10+ years' experience |
| Facility and property management companies | Repeatable contractor with written, evidenced reports across a Birmingham or wider Midlands portfolio | Multi-site portfolios |
| Insurers and loss adjusters | Insurance-approved trace-and-access report with photo and video evidence to support an escape-of-water claim | All domestic and commercial policies |
Not a fit: ADI Leak Detection does not repair roof or structural leaks (it locates them and reports on them), and does not provide general plumbing or heating installation work.
A note on Severn Trent: leaks on public land in Birmingham, and on Severn Trent's side of the boundary, should be reported to Severn Trent Water. Leaks inside the property, and on the customer's own supply pipe between the boundary and the house, are the property owner's responsibility. That is the work ADI does.

ADI Leak Detection vs a Birmingham plumber, Severn Trent and an insurer's contractor
| ADI Leak Detection | General plumber | Severn Trent Water | Insurer-appointed contractor | |
|---|---|---|---|---|
| Finds the leak before opening up | Yes: tracer gas, acoustic, correlation, thermal, borescope | Usually not; exploratory opening of floors and walls | Only on their side of the boundary, not inside the property | Depends on contractor; often opens up first |
| Scope | Plumbing, heating, mains, drains, pools, roofs, structure | Plumbing and heating | Supply pipe up to the boundary stop tap | Whatever the policy's trace-and-access clause covers |
| Insurance-ready report | Yes, photo and video, written by the attending engineer | Rarely | No | Yes, but written for the insurer |
| Repairs | Plumbing, heating, mains, pools, guaranteed | Yes | Their pipe only | Sometimes; often a separate contractor |
| Pricing | Fixed price per service, quoted first | Hourly, open-ended | Free on their side of the boundary | Paid by insurer, less policy excess |
| No Find No Fee | Plumbing and mains leaks (0.5 L/min+, mains up to 30 m) | Rarely offered | n/a | n/a |
| Time to appointment | Same or next day where possible; usually within 48 hours in Birmingham | Varies by plumber and workload | Attends its own network only | After the claim is approved, so typically longer |

ADI Leak Detection's history
Adrian Morgan founded ADI Leak Detection in 2008 with a plumbing background and a conviction that most leaks could be found without ripping out floors and walls. He was an early adopter of tracer gas, acoustic and thermal methods, built several of the company's own pool and pipework tools, and took ADI from a one-man local service to a nationwide operation. After Adrian's passing in 2024, ADI Leak Solutions Ltd was incorporated to carry the company forward. The process he built, and the standards behind it, are still the ones every ADI engineer works to, in Birmingham and everywhere else.
| Year | Milestone |
|---|---|
| 2008 | Adrian Morgan founds ADI Leak Detection in High Wycombe, combining tracer gas, acoustic and thermal methods into a single non-invasive process |
| 2011-2015 | In-house design of pool and pipework leak detection tools |
| 2019 | Corporate Livewire Prestige Award, Water Leak Detection Service of the Year |
| 2021 | Second Prestige Award |
| 2023 | Third Prestige Award |
| 2024 | ADI Leak Solutions Ltd incorporated (company no. 15870765) to carry the business forward after Adrian's passing; 1,000th Trustpilot review; Monique Dray, with the company since 2016, appointed Managing Director |
| 2026 | Fourth Prestige Award; 25 leak investigation engineers; 1,500+ Trustpilot reviews; 500+ jobs completed across Birmingham's B postcodes |
Monique Dray joined ADI in 2016 and became Managing Director in 2024. She ran the company's operations and customer side for years before that, which is why the business kept running steadily through the transition following the loss of Adrian Morgan. Her focus is on doing the job properly: honest quotes, engineers who turn up when they said they would, and reports customers can rely on for an insurance claim.

How ADI Leak Detection finds a leak in Birmingham
- Call 0121 405 1348. A technical advisor asks about the symptoms (rising bill, pressure loss, damp, meter movement) and which pipework is affected, then confirms the service, price and the earliest engineer slot.
- Engineer visit. Phillip Whitehouse, or one of the West Midlands engineers, arrives with the equipment set for that leak type and isolates the system under test.
- Non-invasive tracing. Depending on the system: tracer gas is introduced and detected at the surface; acoustic microphones and a correlator locate the sound of escaping water; thermal imaging maps heat loss; borescope and moisture readings confirm the exact point.
- Pinpoint and mark. The leak location is marked on site and explained to the customer before any repair is discussed.
- Repair (plumbing, heating, mains and pools). Where the customer wants the leak fixed, the same engineer can carry out the repair, guaranteed.
- Report. An insurance-approved report with photographs and video is issued by the attending engineer.
